Does your realtor practice what they preach?

Have you ever thought…”I wonder if my realtor practices what he/she preaches??” Here is my story.

Well, Colin and I decided it was time for a move. Now that I am a licensed realtor I had the misconception that things would be much less stressful as I know the process and how to stage my home for sale. WAS I EVER WRONG!! We had already found the place we would like to buy so the next step would be to write the offer on the new place and list our home right away. On Sunday morning Mike came over to assist us by writing our contract for the new home and listing our current home. While we were sitting there talking I said “we can be ready for the agent’s open on Thursday NO PROBLEM” of course that gave us 3 days to de-clutter our home. The most important part about staging your home is to depersonalize and de-clutter. This is always easier said than done (especially with a 4-year-old girl and all her BIG toys).

 

We had this big cabinet in what is supposed to be the dining room and it is filled with toys, books and everything that needs a place. Mike said “it has to go”. Of course I thought it would be too much work and said NO WAY!  But Mike and the team offered to help and reminded me that I would say the same to any of my clients. I couldn’t argue with that. So we went ahead and took it apart and off to my mother-in-laws basement. After we de-cluttered and took about 20 boxes to my mother-in-laws, we started to clean. WOW the place looked great.

 

Then the Team Andruff marketing plan went into full force. The sign was out, measurements were taken, the floor plan created, photos taken, video tour done, just listed fliers sent, Real Estate Weekly Ad was in place and now we are ready to sell. We had a good turnout for the agent’s open but nothing could prepare us for the public opens on the weekend. Over 112 parties came through!! Just goes to show that with the right pricing and proper marketing you will get great results! We ended up with 7 offers on Sunday night and sold for 7% OVER ASKING!!

 

I have always been a strong believer in staging your property for sale and know that the results work. Having gone through staging my home for the first time, I now know how much work it is but it is WORTH IT!! Moral of the story is, this team of realtors definitely practices what they preach!
